Structuring housing company loan tendering through data, analysis, and workflow
Sector
Property management/housing finance

Loan tendering for housing companies requires multiple data sources, multiple stakeholders, and a large volume of supporting information. Housing company data, loan details, financial information, shareholder information, longer-term repair plans, and key documents all needed to be brought together in a form that could support assessment and action. At the same time, the process required visibility into which cases were worth pursuing, where each tender stood, and what needed to happen next.

Retta engaged Routa Digital to design a platform to support the loan-tendering process for housing companies by bringing together imported data, analysis, prioritisation, and workflow coordination into a single operating model. The concept connected property managers, moderators, and banks around a more structured tendering process, from initial identification of suitable cases through to offer comparison and decision-making.

What we delivered
  • A structured concept for housing company loan tendering from data import to offer comparison and decision support
  • Automated import of housing company data into the platform, with validation and normalization of source data
  • Prioritization logic for identifying loans and housing companies most suitable for tendering
  • Analysis views for banks, including LTV, financial, shareholder, and repair-related perspectives
  • Tendering workflow support for moderators, property managers, and banks
  • Access to supporting documentation and core housing company and loan information within the process
  • Status visibility into loans in tendering, postponed cases, and unit-level monitoring needs

Impact
  • A clearer operating model for managing housing company loan tendering
  • Better visibility into which cases should move forward and how they should be prioritized
  • More structured decision-support material for banks evaluating tendered loans
  • Stronger process coordination between moderators, property managers, and banks
  • A more organized path from raw source data to tendering, offer comparison, and approval workflow
  • Win-win situation for both banks and property managers
